There is a minimum stay of 3 nights during the value season and 5 nights minimum during the peak season.  

Occupancy Policy: 2 guests per bedroom 

Additional Guests  & Maximum capacity: 22 adults & 2 small children (under 4 years of age ).

 Additional fee for extra beds: There are two single beds available to have in larger bedrooms for a Fee of $50 USD/night/bed

Option: Sofa beds in Bedrooms :Blue, Yellow, Black and Brown $20 USD/bed/night

20% – At the time of booking
30% – 90 days prior to the scheduled arrival date.
Final 50% – 60 days prior to the scheduled arrival date.
We require a 20% security deposit – 30 days prior to the scheduled arrival date.

Note: For Holiday bookings the final payment is due 90 days prior to the scheduled arrival date. 

With the exception of the security deposit, all other deposits are non-refundable until the owner is able to replace the period in question with another party and has ensured that the rent will be covered. All food and beverage and long distance phone service are billed and deducted from the security deposit. All outside activities and vendors are to be paid upon provision of said services. The above rates include the use of the house, the staff services and daily delivery of shopping goods. All other optional and/or requested items such as groceries, beverages, massages, phone, gas for cars, dry-cleaning, etc.) are charged at cost plus 10%. This rate is subject to change without notice.

• All outside guests must be approved by the Villa Manager for day passes.
*A fee will be established for outside guests on day visits.

Take a right hand turn onto Route 200 “Barra de Navidad” as you leave the airport. Your direction is south towards town, always leaving the ocean on your right hand side. At about ten to 15 minutes or after 13 traffic lights, there is a big fork in the road. At this intersection you have two choices:
1. To go straight ahead through town and get your first impression of the charm of Puerto Vallarta . . .
2. To take a left and follow Route 200 “Barra de Navidad”.

Choosing 1:
You will know you have arrived when you hit the cobblestones at the north edge of town. Puerto Vallarta has a total of about five traffic lights and the first one is on the corner of “San Salvador” street and Av. Mexico that becomes the ”Malecon “ 7 blocks after. The Malecon is Puerto Vallarta’s renowned waterfront promenade, lined with interesting shops and restaurants. One block before the malecon the transit will be sent up to the street that runs parallel to the Malecon. After a few blocks the Malecon joins the street you are on and you will have shops and restaurants on your left; on your right the expanse of the Bay of Banderas.
The crown of the baroque cathedral of the “Virgin de Guadalupe” will soon appear on your left and you will be passing the “Zocalo”, the main plaza, with gazebo and open air amphitheatre where the town’s people gather in the evening and where most festivities take place. Straight ahead is one of two bridges spanning the Cuale River. It is a one way route. Below the bridge and down some steps on
your left is Puerto Vallarta’s “Isla Cuale”, an artisan market place. Taking the steps down the rightside of the road leads you to “River Café”, a lovely place to enjoy lunch and dinner by the river.
You are on “Ignacio Vallarta” continuing to the corner of Basilio Badillo marked with a large sign directing you to “Route 200, Barra de Navidad”. Turn left now until you get to the next traffic light and major intersection where “Route 200, Barra de Navidad” turns right. (Here directions number 2 arrives opposite from where you are situated before making your right hand turn). Having turned right, you will see on your right the gas station, the only one on the south side of town.

Choosing 2:
Take a left turn at the fork in the road directing you to “Libramiento”, the route taking you around town and through a tunnel. When you hit the cobblestones you are back in town and on Basilio Badillo. At the major intersection, turn left onto “Route 200, Barra de Navidad”. On your right should be the gas station now, the only one on the south side of town. From here follow the same directions
as for 1:
Continuing on Route 200, Barra de Navidad from the gas station:
From here it is about another 15-20 minutes drive to Villa Mandarinas. The coastal road “Route 200, Barra de Navidad” winds along the shore and you will see the ocean on your right hand side the whole time. You are nearing Mismaloya when you have passed the “Park Royal Hotel” on your right. Soon you will see “Los Arcos”, a group of small islands just off the shore ahead of you. Still further on your
right is the Condo Hotel “La Jolla de Mismaloya”. Mismaloya beach appears on your right and ahead is a small bridge over the Mismaloya River.
From here it is another 1-minute drive continuing on route 200 South. Look for #4920 on your right.
